What's an ADU?
ADUs are know by many names - Accessory Dwelling Units, junior ADUs, granny flats, secondary units, backward units, in-laws. No matter the name, an ADU is an affordable, simple solution lawmakers created for the housing shortage in California. ADUs are located on the same site as the primary residence. Types of ADU designs to consider:
Detached ADU
Build a new structure on the same site as the existing residence
Detached 2 Story ADU
Build a new structure that is 2 stories high
Attached ADU
Build a new structure with at least one wall touching the existing residence
Garage Conversion
Convert an existing garage located on the *residence* to an ADU
Interior Conversion
Convert an existing portion of the residence - attic, basement, sun room - to an ADU
Junior ADU
Limited to 500 sq. ft., includes conversion of a bedroom within existing single family residence and may share bathroom facilities
Why are ADUs good opportunities?
Home Office
Use the extra space to create a home office where you can start your own business or simply work from home. Save time on the commute - create a private yet close space for work.
Extra Space
Use the space for guest quarters, game rooms, personal gyms, music rooms, and anything else - right in your backyard. Create a personal relaxation room - or a place for your guests that is private - but close.
Younger Generation
An ADU is a great place for young professionals, or newlyweds in your family who are saving money towards their own place.
Older Generation
Use the ADU or granny flat to host your older family or parents. Create a private residence that is close but nearby.
Passive Income
Rent out the ADU for short term or long term tenants to generate passive income.
How can ADU Designs help you?
Working on ADUs - Accessory Dwelling Units - since late 2016, we stay current with California ADU Laws and any city and county specific guidelines that change. Here is our process in 3 steps:
Step 1:
Consultation + Design + Measurements
We offer a consultation to get a better understanding of your needs. Then we proceed with the measurements of the area, followed with the designs and architectural drawings.
Step 2:
Architectural Drawings + Plan Submittal
We then print out your architectural drawings. We also offer Title 24 reporting from our partner energy consultants at Energy Consult. Likewise, ADU Designs can offer a CalGreen Checklist upon request.
Step 3:
City Corrections + Permit Issued
We take care of any city corrections - as we are familiar with city requirements and ordinance. We serve Santa Clara County and the surrounding counties - and we will correct any issues until you get your permit.
